Living in Lloret de Mar

Lloret de Mar is a resort town on the Costa Brava, in the Selva comarca of Girona province, and most buyers arrive with an opinion already formed. The holiday trade is large: the municipality registered 124 hotels with 29,756 places in 2025. The resident data says something else. Three fifths of dwellings are principal homes, well above Tossa de Mar, Roses or Salou, and twelve school centres teach every stage through Batxillerat.

The census counted 41,944 residents at 1 January 2025, close to two in five of them foreign nationals. No single group dominates: Russians and Ukrainians are the two largest communities, each about a seventh of the foreign population, followed by Indian, Romanian and Moroccan residents. Counted by place of birth rather than nationality, the foreign-born total is higher still, around nineteen thousand.

On Idealista's July 2026 index, Lloret is cheaper per square metre than Tossa de Mar, Roses, Empuriabrava, Sitges or Salou, and remains below its October 2008 peak, while Roses, Sitges and Empuriabrava all set new highs in July 2026. Twelve of thirteen listed districts carry a price; only Can Sabata does not. Two practical cautions: there is no railway station, the official combined ticket puts the rail leg at Blanes, a different municipality, with a bus onward; and no weather station in the municipality publishes climate normals, so this page carries no climate table.

The verdict

Honestly considered, both sides.

The upside is real. So is the downside. Both matter more than any brochure will admit.

The case for

  • A year-round town, not only a resort

Three fifths of Lloret's 25,496 dwellings are principal homes, well above Tossa de Mar, Roses or Salou, and twelve school centres teach every stage through Batxillerat. The permanent town keeps functioning when the season ends.

  • A lower entry price than comparable coastal towns

In July 2026 Lloret was cheaper per square metre than Tossa de Mar, Roses, Empuriabrava, Sitges and Salou on Idealista's index. Sitges stood at close to twice Lloret's level.

  • You are not buying at a record high

Lloret's July 2026 price remained below the peak it set in October 2008. By contrast, Roses, Sitges and Empuriabrava each set a new historic high in July 2026.

  • A broad mix of foreign residents

No single nationality dominates. Russians and Ukrainians, the two largest groups, are each about a seventh of the foreign population, followed by Indian, Romanian and Moroccan residents. A buyer joins an international town, not a single-nationality colony.

  • District price data is nearly complete

Idealista lists thirteen districts for Lloret de Mar and prices twelve of them; only Can Sabata lacks a published figure. A buyer can compare areas within the town instead of relying on a single municipal average.

The case against

  • No railway station in the municipality

Adif's station finder returns no station in Lloret de Mar. Rodalies' combined ticket for the corridor puts the rail leg at Blanes, a different municipality, with a bus onward. The operator publishes no journey time or frequency for the connection.

  • The holiday trade operates at industrial scale

In 2025 the municipality registered 124 hotels with 29,756 places plus four campsites with a further 3,786 places. That is hotel capacity equal to about seven places for every ten residents, in a town of just under forty two thousand people.

  • No single published hospital assignment

CatSalut names the same provider for ABS Lloret de Mar and for the Hospital Comarcal de Blanes, which is in another municipality. No CatSalut page states outright which hospital serves Lloret, and we do not paper over that gap.

  • No climate normals for the municipality

No weather station in Lloret de Mar publishes climate normals with AEMET. This page therefore ships an empty climate block rather than borrowing a series from a station elsewhere and presenting it as local weather.

  • Two fifths of dwellings are not principal homes

At the 2021 census, 10,208 of the municipality's 25,496 dwellings were not principal residences. That is a large seasonal stock, and a buyer who wants year-round neighbours should weigh individual districts rather than the municipal average.

Editor's note

Where you might be better off elsewhere

Lloret de Mar suits a buyer who wants a large, fully serviced, year-round town at a lower price per square metre than the towns it is usually compared with, and who can live without a railway station. If a daily train matters, look instead at Sitges, whose station carries Rodalies services to Barcelona Estacio de Franca on its own departure board, or at Salou, where a new station opened in June 2025. Both cost more per square metre than Lloret, Sitges by close to double. If Lloret's scale is the problem rather than the draw, Tossa de Mar is a town of about six thousand in the same comarca; it shares Lloret's primary care area, ABS 142, has no station either, and costs more per square metre. Roses is a mid-sized alternative on the northern Costa Brava with a working port and all six of its Idealista districts priced. For a berth outside the door, Empuriabrava, a settlement of Castelló d'Empúries with 23 kilometres of navigable canals, is the marina option. All five cost more per square metre than Lloret.

Lloret de Mar FAQ

Honest answers to the questions buyers actually ask.

Does Lloret de Mar have a railway station?+
No. Adif's own station finder returns no station in the municipality. Rodalies de Catalunya sells a combined ticket for the corridor, and its product page puts the rail leg at Blanes, a different municipality, with the onward journey to Lloret de Mar made by bus, operated by Coaches Pujol. The operator publishes no frequency, journey time or first and last service on that page, so we do not state any.
Which hospital serves Lloret de Mar?+
CatSalut publishes two facts and we present them as the chain they are. Lloret's primary care area, ABS 142 Lloret de Mar, is held by the Corporacio de Salut del Maresme i la Selva, and the same corporation operates the Hospital Comarcal de Blanes, in the municipality of Blanes. No CatSalut page states outright which hospital serves Lloret, and we do not turn those two facts into one. The town sits in sector Girona Sud of the Girona health region.
How many people live in Lloret de Mar year-round?+
The annual population census counted 41,944 residents at 1 January 2025. INE's padron, a separate register with its own method, puts the figure at 43,000 for the same date; the two operations disagree by about a thousand people and we do not mix them. Of the census total, 16,138 held a foreign nationality, close to two in five residents, with Russians and Ukrainians the two largest groups.
Is Lloret de Mar only a party resort?+
The visitor trade is very large: 124 hotels with 29,756 places and four campsites were registered in 2025. But the resident town is real. Of 25,496 dwellings at the 2021 census, three fifths are principal homes, a far higher share than in Tossa de Mar, Roses or Salou, and twelve school centres teach every stage from nursery through Batxillerat. The data describes a working town attached to a very large holiday industry.
How do Lloret de Mar property prices compare with other towns on this coast?+
On Idealista's July 2026 index, Lloret was cheaper per square metre than Tossa de Mar, Roses, Empuriabrava, Sitges and Salou, with Sitges at close to twice its level. Prices rose by less than a tenth over the year and remain below the town's October 2008 peak. One caveat: Idealista changed its methodology from July 2026 and says restatement preserved comparability in those countries whose historical series required it, without naming Spain.
What is the climate like in Lloret de Mar?+
No weather station in the municipality publishes climate normals, so this page carries no climate table. AEMET does publish a normals series for Girona Airport, but that station is not in Lloret de Mar and it describes its own site at 143 metres altitude, not the town. A borrowed airport series would look complete and be wrong, so we leave the climate block empty and say why.
Are there schools in Lloret de Mar?+
Yes. In the 2025 to 2026 course the town had twelve distinct school centres. Seven teach parvulari with 931 pupils, seven teach primary with 2,233, five teach ESO with 1,660 and three teach Batxillerat with 480; there are also two nursery centres. The per-level counts cannot be added together, because a centre offering several stages appears once for each stage; twelve is the distinct count across all levels.
What are the costs of buying property in Lloret de Mar?+
When buying property in Lloret de Mar, budget for property transfer tax (ITP) of 10% up to 600.000 € (11% up to 900.000 €, 12% up to 1.500.000 €, 13% above that, each band taxed at its own rate, as with income tax), plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Cataluña rather than nationally, and reduced rates can apply for main homes and younger buyers.
What are the ongoing costs of owning property in Lloret de Mar?+
Annual property ownership costs in Lloret de Mar include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Lloret de Mar within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Lloret de Mar?+
When selling property in Lloret de Mar, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Cataluña as anywhere in Spain. Plusvalia municipal is set by the town hall of Lloret de Mar and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Lloret de Mar no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.

Transfer tax rates as of August 2026. Rates are set per autonomous community and do change. Confirm the current figures with a Spanish lawyer or tax adviser before you budget.
